Limitless has opened a fourth commercial building for lease at The Galleries, where demand for A-grade office space has risen sharply in Q1 2012, the company reported today.

Office occupancy at Limitless’ flagship project is approaching three-quarters across all four Galleries towers.  Half of the available office space in the newly-released building is already accounted for, with a new tenant – an Al Gaith-owned entity – currently fitting out seven entire floors (94,000 sq ft).  

In addition, pharmaceutical firm Hoffmann La Roche Ltd, headquartered in Switzerland, has secured a full floor (15,500 sq ft) of corporate space office at The Galleries. Roche chose The Galleries because of its strategic location, transport links and facilities.

These and other deals in Q1 2012 mean that almost 550,000 sq ft the total available space at The Galleries is now taken. More than 27,000 sq ft of retail space is also accounted for: Al Aqawi Lounge Café is the latest tenant to sign up at the growing community development, with 1,200 sq ft of ground floor space.
More corporate and retail leasing contracts are in the pipeline.

Other key activity for The Galleries in Q1 2012 includes:
·         the opening of 1762 Deli – a new onsite eatery with 1,850 sq ft of indoor and outdoor space;
·         official opening ceremonies by HSBC, ADCB and Nikon;
·         a newly-constructed U-turn on Lahbab Road, meaning safer, quicker and easier journeys for motorists leaving The Galleries; and
·         supporting the worldwide Earth Hour initiative as part of the development’s commitment to environmental sustainability.
            Office tenants at The Galleries now include an Al Gaith-owned entity, Hoffmann La Roche, Siemens, Daikin McQuay, L’Oreal, Ericsson, Arup, China National Petroleum Company and Kraft Foods. Onsite retailers include 1762 Deli, Oregano Italian eatery, Subway, Click restaurant , Bakeria/Café Arabicca and the newly-announced Lounge Cafe.  There are also five international banks, a convenience store and a car rental outlet.  

The Galleries is an eight-building mixed-use development set among landscaped, communal grounds spanning 215,000 sq feet – equivalent to three international football pitches.  Less than an hour by car from Abu Dhabi and directly accessed from Sheikh Zayed Road direct road or by its own onsite Dubai Metro station,
The Galleries has 2,500 parking spaces as well as onsite Facilities Management and Tenant Relations teams.
